USDA's Rural Housing Programs
Rural Housing loans are made by lenders and administered by the Rural Housing Service (RHS). To to eligible the property must be located in rural areas with a population of up to 10,000 in metropolitan statistical areas (MSA) and up to 20,000 outside of an (MSA). Also borrowers must have an adjusted household income with in rural development guidelines.
Rural Housing loan benefits include:
- Up to 100% LTV (may include recurring and nonrecurring closing costs)
- Up to 102% LTV (when the HUD guarantee fee is financed)
- No cash contribution or reserves required from applicant
- No monthly mortgage insurance required
- Up to 6% seller concessions allowed
- Flexible credit and qualifying guidelines
- No down payment required on RHS guaranteed loans
