An overview of the loan process!

Make no mistake, there's a lot involved in getting a mortgage loan. You wouldn't be here if you could fill out a one page application and get the best loan for you funded the same day. What we do is the heavy lifting for you so to speak, so you can concentrate on what's important -- preparing to move into your new home, saving money, or making plans for home improvements. 

There are four main steps involved in getting your loan. We strive to make your part in this process as easy as possible, and we do all the work! After all that's what you are paying us to do!

 

Step one: Determine the amount to borrow, get pre-qualified, and receive your quote!


To make this determination a couple of questions must be answered. How much of a monthly payment can you afford? And given your unique credit, employment history, income, debt, and goals, how much will a lender loan you? To help you determine how much of a house you can afford, we invite you to use the mortgage calculators on our site. we will then help you through different scenarios by asking a few simple questions. Based on standard lender guidelines, we will give you a good idea of what kind of terms and loan programs you can expect to benefit from the most.  Based on these assumptions, we will give you a quote for securing your loan and pre-qualify you.  Pre-qualification is not a loan committment or a loan approval.


 

Step two: Pre-approval for your loan by beginning the application process!


This is where the rubber meets the road. Begin the application process by supplying to us information about your employment, your assets, your residence history, and so on. It couldn't be easier, and you can do it online, right here on our site.

We will then get your permission to run your credit score. Once we review all this information, we will issue you a pre-approval letter if needed for a home purchase. Handle the pre-approval letter with care because to a home seller, it's like a suitcase full of cash! Your realty agent will use your pre-approval to make the best offer on the home you choose. 

When the seller knows you're pre-approved, it gives you buying clout! While you're picking out the home of your dreams, we are busy finding the loan that's right for you.  However, keep in mind that pre-approval is not a final loan approval or committment to lend.


 

Step three: Loan processing!


Once you have found your home, make an offer, and the offer is accepted, it is time to make sure the loan application is complete. Then when the time is right, I will order an appraisal for your new home, complete all the remaining paper work, and lock your interest rate.


 

Step four: Funding your loan! 

Your realty agent and the seller will work together to designate an escrow/title company to complete the funding of your loan once it has been approved. We will coordinate with the escrow/title company to make sure all the paper work your lender needs is in order.  Then to complete your loan, you will sign the completed paper work at the escrow/title company's office.
