We have had great success with our "10 Business Day Close" program. The borrower needs a 660 credit score with other contributing factors. Appraisal must be ordered at time of submission to the lender.

Loans of $300,000 and above - Our clients have repeatedly told us that we beat competitors interest rates and pricing by $100's to $1000's of dollars. Also on this program in 2012 we are offering a free appraisal which adds an additional savings of up to $400 dollars.

No Closing Cost Option - once the loan is locked a specific amount of credit is applied to the closing costs. The higher the rate the more credit for closing costs. If you run into a circumstance where the seller is not paying closing costs and the borrower does not want to pay closing costs then they can raise their interest rate and have the closing costs paid with the credit. Of course if the seller pays closing costs it is more beneficial to the borrower not to use the credit and take the lower interest rate.

Refinance programs up to 125% CLTV for Fannie Mae 1st & 2nd's. This is to help borrowers that are upside down in equity to lower their payments and prevent possible future foreclosure.
